Unless things have changed markedly from the first phase, the attics are just left "ready for conversion" when Hora hand the house over. Not strictly "Eating Out" (though you can have a coffee there), but big shout out to An Bacus Beag. Amazing bread, pastries and coffee. It's not cheap, but you can really taste the quality.

No affiliation with them, just a happy customer. Glad they're local, and well worth supporting.

There was very strong demand for 4-beds in Beresford (at least for the earlier releases), and judging by number of 3-bed attic conversions there are plenty of people who want the extra living space. Still a seller's market, I can see why 3-beds are more attractive for developers.

The entrance was originally supposed to be outside Beresford (just on the corner near Waterlefe) , but I heard that this would require the road to be realigned, presumably to improve visibility.

The new location makes reasonable sense, traffic calming already in place so hopefully it'll be safe.

Only one access road. There's also a route through Beverton for emergency vehicles only, normally closed.

It's just ordinary weeds on the main green, nothing to worry about. The landscapers cut the grass stupidly short and hence it's stunted by the warm weather. The green has always had plenty of deep-rooted weeds (docks etc.), they're just more noticeable now because the grass is yellow.

I did something very similar to rataan with the CAT5e cables, but replaced the understairs cable box with a small patch panel instead. Easier to do all the wiring in one job, then just plug in a switch later as required. Mainscourt Electrical in Swords do Ethernet wall jacks etc. fairly cheaply, but...
